Electronic Conveyancing - What is it?

This staged process will move away from the paper based system to a much easier and faster process "online". It will be secure, controlled and provide both the seller and buyer with information to process the sale of the property swiftly.

Authorised participants in a transaction can exchange information quickly, securely and reliably with the Land registry and each other.
The information will be up to date on all linked transactions.
Registration of the transaction will be confirmed immediately on completion.
All monies can be transferred immediately, securely and reliably.
What has happened so far?

The land registry is developing this electronic form of land and property registration.

So far is has:

obtained electronic property services such as pre completion searches via Land Registry Direct.

allows lenders to deal direct with the Land Registry to remove pre paid mortgages from the title register.

allows members of the public to view title registers via the internet and print them at a small cost.

allows eletronic searches such as Local Authority searches via the National Land Information Service (NLIS). This provides professional conveyancers with access to land and property information and services.

Electronic Conveyancy Service - How will it be delivered?

There are three main elements:

1. Central Service
2. Electronic funds transfer (EFT) service
3. Channel Access Service

The central service will link all connected parties in the key stages of contract exchange and completion.
The EFT service will be linked to the central service. All cost stages will be processed directly and confirmation will be available online.
A Channel Service will allow the above services to be accessed by users such as the NLIS.
